Smart or dumb move?

Hi I am 31 years old and could use some perspective of people being where I want to be in life (financially independent). Appreciate any feedback.

I’m currently considering selling my house, which is valued around €360,000, and would net me around €140,000 profit. My current mortgage interest rate is very low (1.08%), making the decision even harder. I’m thinking about reinvesting around 75% of this profit (~€105,000) into Bitcoin (spread out) and keeping the rest as a financial cushion.

My reasoning: • I believe Bitcoin will significantly outperform real estate over the next 10 years (assuming about 29% yearly growth, this investment could be worth significantly more in a decade). • Renting a house outside the city with a garden would slightly increase my monthly payments compared to my current mortgage, but would give me more flexibility and freedom. • Less liability, fewer responsibilities tied to homeownership, and greater liquidity.

The downside: • I lose the stability and long-term security of homeownership, especially given my current favorable interest rate of just 1.08%. • I’d be paying someone else’s mortgage rather than building equity. • Rent can go up over time, increasing my monthly expenses. • The landlord could ask me to leave unexpectedly, adding uncertainty to my living situation. • Bitcoin is highly volatile and could potentially underperform, leading to significant financial losses. • I’d also need to purchase a car soon (something I already kind of want and need), which I’ve been able to postpone since I currently live very close to my office.

Most people I know see renting as “throwing away money,” but I feel this might actually set me up better financially in the long run and improve my quality of life.

I’m curious about your thoughts—especially from people who’ve made similar moves. Is this a smart financial play or potentially a huge mistake?

I already own some BTC but not a wholecoiner yet.
